Property Reports and Plans

For many reasons property reports relating to some aspect of  your land may be required: we are prepared to rise the challenge of a request for unusual reports or plans aimed at solving a problem.

Structural Surveys

Structural Surveys   

These are detailed reports of a building’s structural  elements and are undertaken on all types of building.  They are accompanied with floor plans and where         possible budget costs for the repair of defects. They have proved useful to clients considering the purchase of a building.

House and Flat - Buyer Reports

House and Flat - Buyer Reports        

These are intended as a basic inspection report identifying significant defects and problems a home may have and where possible giving budget costs for rectification. If required within this report a statement of value can be provided. Clients find these reports to be of assistance with purchase negotiations.

These reports consider an individual defect in a building and set out a solution with calculations where needed.

Party Wall Etc Act 1996 

This Act places obligations on those who wish to build or excavate on or near to a boundary. We can advise and be appointed to implement the necessary procedures as a party wall surveyor.

Boundary Disputes

It appears that throughout history, where there are boundaries there are disputes. Such disputes may be due to greed or misunderstanding. We combat both by providing an accurate analysis and delineation of the boundary.

Planning Advice and Appeals

Whenever a change of use or a construction is to take place, the question must be asked: ‘is planning permission required?'. We provide not only the answer but if it is required, we can provide all the drawings and documents for a valid application. Further, should an appeal be needed against a refusal of permission or enforcement notice, we can provide that service.

Land Surveys         

These are undertaken to verify boundaries, monitor building movement and produce plans showing variations in height.

Valuations 

Reports are prepared stating the present value of a property or a value in the past or the cost of rebuilding a building.

Residential Leasehold Services 

Implementing the procedures and calculate of valuation for leasehold extensions, participation agreements, freehold purchase and right to manage companies

Building Advice

Most building and conversion projects require the submission of drawings and information to comply with the requirements of the Building Regulations. We can provide: advice on how to achieve compliance with those regulations and all necessary drawings, calculations and documents for a submission.

This is a bespoke service that can be specified, arranged and supervised throughout London, Berkshire, Buckinghamshire and Surrey

Business Rates

Every 5 years a national review of commercial property rental values is undertaken and rateable values are prescribed from which business rate payments are such rateable values are permitted and we undertake such appeals.

Settlement Visa Reports

Reports are prepared to verify that a home is of sufficient size to accommodate additional persons intending to settle in the UK and that the home is in a fit condition for such a settlement.
